The Villa
The Villa Property Guide

The Area: Dubailand
The Villa is part of Dubailand, a vast district in the south-east of Dubai that was first imagined as a home for theme parks and leisure attractions. Today it is one of the city’s main family districts, made up of separate gated communities, each with its own developer, architectural style and character, and each offering homes with gardens, green open space and a relaxed pace of life.
Dubailand sits right in the path of Dubai’s growth. The city’s population has reached around 4.8 million, up from 3.3 million at the end of 2020, and grew by more than 225,000 people in the first nine months of 2026 alone. The Dubai 2040 Urban Master Plan prepares the city for 5.8 million residents and names neighbouring Dubai Silicon Oasis as one of the city’s new urban centres. As Dubai expands inland, new roads, schools, shopping centres and metro lines are arriving to serve this growing population, and the area around The Villa is right at the heart of that expansion.
The Villa
The Villa is a gated community of large, standalone villas inspired by Spanish and Mediterranean architecture, with arched entrances, terracotta roofs, internal courtyards, terraces and landscaped gardens. It is known for its generous plots, many of which allow private pools and extensions, giving families exceptional space and privacy within easy reach of the city.
The community is made up of several neighbourhoods, The Centro, The Aldea, Hacienda and The Ponderosa, each with its own character, parks and green walkways. A community centre brings together a supermarket, a pharmacy, a clinic, cafés and a beauty salon, alongside tennis courts, children’s play areas, a sports club and a mosque. The Villa is complete and fully lived in, with a mature, established community.
Master Developer
The Villa was developed by Dubai Properties, the residential arm of Dubai Holding, the investment group owned by the Ruler of Dubai, together with Mazaya, which designed and built a collection of the community’s Spanish-style villas. As master developer, Dubai Properties planned the community, built its infrastructure and shared facilities and continues to oversee its management.
Location and Connectivity
The Villa enjoys a convenient position in Dubailand, just off Sheikh Mohammed Bin Zayed Road and alongside Al Ain Road, with Emirates Road close by. Downtown Dubai, Business Bay and Dubai International Airport are around twenty minutes away, while Global Village and Dubai Silicon Oasis are just minutes from home.

• Neighbouring communities: The Villa sits close to Dubai Silicon Oasis, Dubai Academic City, Al Barari and Majan, with Global Village and City of Arabia nearby
• Schools and education: a nursery operates within the community, and families have easy access to GEMS FirstPoint School and Repton School, while Dubai Academic City is home to universities such as Heriot-Watt, the University of Dubai and the University of Birmingham Dubai
• Healthcare: clinics within the community centre cover everyday needs, with Fakeeh University Hospital in Dubai Silicon Oasis and several medical centres close by
• Shopping and dining: the community centre handles daily essentials, while Dubai Outlet Mall, Cityland Mall and Silicon Central offer more choice minutes away, and The Dubai Mall is an easy drive
• Metro today: there is no station in the community; the nearest existing metro stations are on Sheikh Zayed Road and in Al Jaddaf, reached by car via Al Ain Road
• Entertainment and leisure: Global Village, IMG Worlds of Adventure, Dubai Miracle Garden, the Al Habtoor Polo Resort and Arabian Ranches Golf Club are all within easy reach
Mega Projects Driving Growth
The Villa sits close to the projects shaping the future of this part of Dubai, which bring new jobs and new residents to the area.
• Dubai Silicon Oasis urban centre: named in the Dubai 2040 Urban Master Plan as one of the city’s new urban centres, Dubai Silicon Oasis is set to grow as a hub for technology companies, start-ups and research, creating skilled, high-income jobs minutes from The Villa
• Al Maktoum International Airport: Dubai is investing AED 128 billion to turn Al Maktoum into the world’s largest airport, with capacity for up to 260 million passengers a year. All of Dubai International’s operations will move there over the coming years, and the new city growing around it is expected to need housing for one million people
• New neighbouring communities: major new master communities such as The Wilds by Aldar and Sobha Reserve are bringing new residents, schools, retail and amenities to the surrounding area, raising the profile of this part of Dubailand
Upcoming Infrastructure
The Villa is set to benefit from a major new metro line that will make the area even better connected.
• Dubai Metro Blue Line: now under construction, the Blue Line will link the Red and Green Lines through Mirdif, International City, Dubai Silicon Oasis and Dubai Academic City, bringing metro stations within a short drive of The Villa and improving access to Dubai Creek Harbour, Dubai Festival City and Dubai International Airport
Property Types
The Villa is a villa-only community, offering detached family homes on generous plots in a variety of Spanish-inspired designs, including Granada, Marbella and Valencia layouts:
• Four-bedroom villas: spacious family homes with courtyards, terraces, private gardens and garages
• Five-bedroom villas: much-loved family homes, many with maid’s rooms, private pools and room to extend
• Six- and seven-bedroom villas: grand homes on expansive plots, including fully upgraded and custom-built residences with luxury finishes
Life in The Villa
Life in The Villa is spacious, peaceful and family-centred. Children play in the courtyards and parks, families gather around their private pools, and neighbours meet at the tennis courts or over coffee at the community centre. The Spanish-style streets feel calm and welcoming, while Global Village, the city’s attractions and its business districts are only a short drive away. It is a place where families have room to grow.
Why The Villa?
The Villa gives investors and families an exceptional combination of large plots, standalone villas and a central Dubailand location, with growing demand driven by the transformation of the surrounding area.
• Rising values: asking prices in The Villa rose by around 18% over the past six months, according to Bayut, building on a Dubai villa market whose values have more than tripled since the pandemic, according to ValuStrat
• Space that holds its value: generous plots, private gardens and room for pools and extensions are increasingly sought after, supporting long-term demand and capital growth
• Value-add potential: owners can upgrade, extend or rebuild their villas, unlocking additional value as many residents have already done
• Limited supply: the community is complete and its plots are fixed, so large standalone villas here form a limited and highly desirable stock
• Strong family rental demand: families seeking space, privacy and good schools nearby create a steady pool of long-term tenants
• Future connectivity: the Blue Line and the growth of Dubai Silicon Oasis will bring jobs, transport and services ever closer, a classic driver of higher property values
• Trusted developer: Dubai Holding’s backing through Dubai Properties supports quality and long-term community management
• Population growth: Dubai ’s record population growth keeps demand for spacious family villas rising year after year
