The Views

The Views is an established, gated apartment community created by Emaar around the fairways of the Emirates Golf Club. Its residences, including Golf Towers, The Fairways, The Links, Panorama, Mosela, Travo, Turia, Tanaro, Una and Arno, alongside the newly completed Golf Heights, are arranged around landscaped gardens, canals and lakes, so most homes open onto water, greenery or the championship course.
Daily life here feels like a resort tucked into the city. Residents enjoy swimming pools, gyms, children’s play areas, shaded walking and jogging paths, pet-friendly green spaces and neighbourhood shops and cafés, all within a quiet, low-traffic setting that is only minutes from Dubai’s busiest business districts.
Location
The Views sits between Sheikh Zayed Road and First Al Khail Street, side by side with The Greens and bordered by the villa communities of Emirates Hills, The Meadows, The Springs and The Lakes. Directly across Sheikh Zayed Road lie Dubai Internet City, Dubai Media City and Dubai Knowledge Park, the city’s technology, media and education clusters, while Dubai Marina, Jumeirah Lake Towers and Barsha Heights complete the immediate neighbourhood.

• Metro: The closest stations are Dubai Internet City and Al Khail on the Red Line, which runs north to Downtown Dubai and Dubai International Airport and south to Dubai Marina, Jebel Ali and Expo City Dubai. The nearby Dubai Tram and Palm Monorail extend this reach to Al Sufouh, JBR and Palm Jumeirah.
• Schools and universities: Regent International School, Dubai British School Emirates Hills, Emirates International School – Meadows, American School of Dubai and Dubai College are all close by, together with the American University in Dubai and the university campuses of Dubai Knowledge Park.
• Healthcare: Saudi German Hospital, Al Zahra Hospital and Mediclinic Meadows serve the area.
• Shopping: Community retail sits within The Views and The Greens, while Mall of the Emirates and Dubai Marina Mall are a short trip away.
• Leisure and landmarks: The Emirates Golf Club, host of the Dubai Desert Classic, is on the doorstep, and Palm Jumeirah, the beach at JBR, Bluewaters Island with Ain Dubai, and Dubai Harbour are all within easy reach.
Upcoming Infrastructure
• Dubai Metro Gold Line: Approved in April 2026, this fully underground line will run from Al Ghubaiba to Jumeirah Golf Estates and is scheduled to open in September 2032. It will interchange with the Red Line at Jumeirah Golf Estates and Business Bay and connect with Etihad Rail, opening fast metro links from the Red Line corridor to Al Barsha South, Dubai Hills, MBR City and Jumeirah Village Circle.
• Dubai Metro Blue Line: Due to open in September 2029, the Blue Line will extend the network to Mirdif, Dubai Silicon Oasis, Dubai Creek Harbour and International City, all reachable through Red Line interchanges.
• Innovation Hub expansion, Dubai Internet City: TECOM Group is building the third and fourth phases of the Innovation Hub, adding new Grade-A offices for global technology companies right across the road, with the final phase targeted for 2028.
• Southern growth corridor: A new public access road from Sheikh Zayed Road to Palm Jebel Ali and the second runway at Al Maktoum International Airport, due to become operational next year, strengthen the highway corridor that links The Views to Dubai’s next generation of destinations.
Growth Story
Dubai’s population passed 4.8 million in September 2026, after adding more than 225,000 residents since the start of the year, according to the Dubai Data and Statistics Establishment. The Dubai 2040 Urban Master Plan prepares the city for around 5.8 million residents, and the current pace of growth suggests that milestone may arrive even sooner.
The master plan names Dubai Marina and JBR as one of the emirate’s five main urban centres, placing The Views on the doorstep of a designated growth hub. As the city expands southwest along the coast toward Palm Jebel Ali, Expo City Dubai and Dubai South, The Views moves ever closer to the centre of Dubai’s new urban map rather than its edge.
ValuStrat data shows that Dubai apartment values ended 2025 roughly 85% above their post-pandemic levels, and The Views was among the first apartment communities in the city to rise past its previous 2014 price peak.
Mega Projects Driving Demand
Al Maktoum International Airport
Dubai has begun building an AED 128 billion passenger terminal at Al Maktoum International Airport, which is planned to become the world’s largest airport with capacity for 260 million passengers a year, and all operations of Dubai International Airport will eventually move there. The surrounding airport city in Dubai South is expected to create housing demand for around one million people, and tens of thousands of jobs in aviation, logistics and hospitality will draw professionals who want quick access along Sheikh Zayed Road while living in an established, green community.
Palm Jebel Ali
Nakheel’s Palm Jebel Ali, twice the size of Palm Jumeirah, is under active construction and is planned to host more than 80 hotels and resorts and around 35,000 families. Each new hotel, beach club and marina brings hospitality jobs and a fresh wave of visitors, deepening both long-term rental demand and the pool of short-stay guests looking for holiday homes along the coastal corridor.
Expo City Dubai
Expo City Dubai, directly linked to the Red Line, has become a permanent district for exhibitions, global events and corporate headquarters, adding steady business travel and employment to the same southern corridor.
Tourism on the Doorstep
The coastline nearest to The Views holds some of Dubai’s most visited attractions, and international golf events at the Emirates Golf Club bring a loyal stream of sports tourists. Together with business travellers visiting the technology and media free zones next door, these visitors make furnished golf-view apartments here a natural fit for the holiday home market.

Why The Views?
• Walk-to-work tenant base: Thousands of professionals work in the technology, media and education districts across the road, creating a deep and steady pool of tenants who value living a few minutes from the office.
• Scarce golf and waterfront living: The community is fully built out around a championship golf course and lakes, so new supply is naturally limited and homes with these views remain rare.
• Proven value growth: The Views has already moved past its previous market peak, showing how strongly buyers value this location over full market cycles.
• Two rental strategies: Long-term leases to professionals and families sit alongside strong holiday home potential driven by golf, beach and business tourism.
• Riding the city’s expansion: Rapid population growth, the 2040 Master Plan, new metro lines and the airport and Palm Jebel Ali projects along the same corridor all point to rising demand for well-located homes.
• Developer trust: Emaar, the developer behind Burj Khalifa and Downtown Dubai, master-planned and continues to anchor the community, giving buyers confidence in quality and upkeep.
• Quality of life: Green open spaces, good schools and hospitals nearby, pet-friendly paths and a quiet resort atmosphere make it a home that families and professionals want to stay in.
