The Sustainable City
The Sustainable City Property Guide

The Area: Dubailand
The Sustainable City is part of Dubailand, a vast district in the south of Dubai that was first imagined as a home for theme parks and leisure attractions. Today it is one of the city’s main family districts, made up of separate gated communities, each with its own developer, architectural style and character, and each offering homes with gardens, green open space and a relaxed pace of life.
Dubailand sits right in the path of Dubai’s growth. The city’s population has reached around 4.8 million, up from 3.3 million at the end of 2020, and grew by more than 225,000 people in the first nine months of 2026 alone. The Dubai 2040 Urban Master Plan prepares the city for 5.8 million residents and sets ambitious goals for greener, healthier and more sustainable living, goals that The Sustainable City has been putting into practice since day one. As Dubai expands inland towards Expo City Dubai and Al Maktoum International Airport, more and more families are choosing suburban communities with space, greenery and quality of life.
The Sustainable City
The Sustainable City is a pioneering net-zero-energy community, a gated neighbourhood of family villas designed around clean energy, green spaces and a healthy, car-free lifestyle. Every villa is fitted with solar panels and energy-efficient systems that significantly reduce utility bills, cars are kept to the edges of the residential clusters, and electric community buses and EV charging points make getting around easy and clean.
The community is organised into residential clusters, each with its own urban farm, alongside bio-dome greenhouses, a green spine of parks and gardens, jogging and cycling tracks, swimming pools, gyms, playgrounds and an equestrian centre offering horse riding. At its heart, Sustainable City Plaza brings together a supermarket, cafés, restaurants, clinics, wellness and children’s activities. The community is complete and fully lived in, with a strong, international and close-knit resident community.
Master Developer
The Sustainable City is developed by Diamond Developers, a Dubai-based developer that has become a global name in sustainable urban development. Following the success of its Dubai community, Diamond Developers has taken the Sustainable City concept to Sharjah, Abu Dhabi and beyond, building a brand that is recognised for innovation, quality and a genuine commitment to environmental living.
Location and Connectivity
The Sustainable City enjoys a convenient position on Al Qudra Road in Dubailand, with quick links to Sheikh Mohammed Bin Zayed Road, Emirates Road and Umm Suqeim Road. Motor City, Dubai Studio City, Al Barsha South and Dubai Hills are a short drive away, and Dubai Marina, Downtown Dubai and both of the city’s airports are easily reached by car.

• Neighbouring communities: The Sustainable City is surrounded by popular family communities, including Arabian Ranches, Arabian Ranches 2, Mudon, Serena, Layan and Al Waha

Mega Projects Driving Growth
The Sustainable City is well placed between Dubai’s creative and business hubs and the mega projects of the south, which bring new jobs and new residents to this part of the city.
• Al Maktoum International Airport: Dubai is investing AED 128 billion to turn Al Maktoum into the world’s largest airport, with capacity for up to 260 million passengers a year. All of Dubai International’s operations will move there over the coming years, and the new city growing around it is expected to need housing for one million people, adding a large new workforce within a comfortable drive of The Sustainable City
• Expo City Dubai: the former Expo 2020 site has become a permanent city of offices, exhibitions and homes, and one of the new urban centres of the Dubai 2040 Urban Master Plan, itself a showcase of sustainable design
• Creative and business hubs nearby: Dubai Studio City, Dubai Production City, Motor City and Al Barsha are home to media, technology and business companies whose employees value high-quality family homes nearby
Upcoming Infrastructure
New transport projects in the surrounding area will make The Sustainable City even better connected.
• Umm Suqeim–Al Qudra corridor: the upgrade of Umm Suqeim Street, the main route linking Al Qudra Road with Al Barsha and Sheikh Zayed Road, is well advanced and will make journeys to the coast and the city centre faster and smoother
• Dubai Metro Gold Line: a brand-new metro line will run from Al Ghubaiba through Al Satwa, Business Bay, Meydan, Al Barsha South, Jumeirah Village Triangle and Dubai Production City to Jumeirah Golf Estates, bringing new stations much closer to The Sustainable City
• Etihad Rail connection: the Gold Line will meet the national Etihad Rail passenger network at Jumeirah Golf Estates, opening up fast train journeys to Abu Dhabi and the other emirates
• Latifa bint Hamdan Corridor: a major new road corridor under construction will tie together Al Khail Road, Sheikh Mohammed Bin Zayed Road, Sheikh Zayed Road and Emirates Road, improving cross-city connections from Dubailand

Children cycle safely along car-free paths, families pick vegetables at the community farms, and weekends bring horse riding at the equestrian centre, swims at the community pools and markets at the Plaza. Neighbours know each other, the air is quieter and cleaner, and the solar panels on every roof keep both the planet and the utility bills in mind. It is a place where people choose to live for the long term.
