The Springs
The Springs Property Guide

The Area: Emirates Living
The Springs is part of Emirates Living, the collection of green, lake-side villa communities created by Emaar between Sheikh Zayed Road and Al Khail Road. Alongside The Springs, Emirates Living includes The Meadows, The Lakes, Emirates Hills, The Greens and The Views, and together they form a well-established residential district, just behind Dubai Marina, Jumeirah Lakes Towers and Dubai Media City.
Emirates Living sits at the heart of a city that is growing fast. Dubai’s population has reached around 4.8 million, up from 3.3 million at the end of 2020, and grew by more than 225,000 people in the first nine months of 2026 alone. The Dubai 2040 Urban Master Plan prepares the city for 5.8 million residents and names nearby Dubai Marina and JBR as one of the city’s main urban centres. As Dubai expands south-west towards Jebel Ali, Expo City Dubai and Al Maktoum International Airport, mature villa communities close to the coast and the main business hubs are in ever greater demand.
The Springs
The Springs is among the original freehold communities of Dubai, a peaceful neighbourhood of family townhouses set around landscaped lakes, parks and tree-lined streets. Its more than 4,800 homes are arranged across fifteen sub-communities, Springs 1 to Springs 15, each with its own pools, play areas and green spaces, and many homes back directly onto the lakes or parks.
Everyday life is centred on the Springs Souk, home to a Carrefour supermarket, Reel Cinemas, a gym, restaurants, cafés and services, while community pools, tennis and basketball courts, barbecue areas, a pet park and walking and cycling paths are spread throughout. The Springs is complete and fully lived in, with a mature, welcoming and international community.
Master Developer
The Springs is developed by Emaar Properties, the master developer behind Downtown Dubai, Burj Khalifa, The Dubai Mall, Dubai Hills Estate and Arabian Ranches. Emaar planned the entire Emirates Living district, built its homes, lakes and community facilities, and continues to oversee its management, giving The Springs consistent quality and well-maintained surroundings.
Location and Connectivity
The Springs enjoys a prime central location just off Sheikh Zayed Road and Al Khail Road, minutes from Dubai Marina, JBR, Jumeirah Lakes Towers, Dubai Media City and Dubai Internet City. Al Barsha, Dubai Hills Estate and Downtown Dubai are an easy drive, and both of the city’s airports are within comfortable reach.

Mega Projects and Tourism Driving Growth
The Springs sits between Dubai’s established business districts and the mega projects shaping the city’s future, bringing a steady flow of jobs, residents and visitors to the area.
• Business hubs on the doorstep: Dubai Media City, Dubai Internet City, Jumeirah Lakes Towers and Dubai Marina are home to thousands of international companies, keeping demand from professional families consistently strong
• Al Maktoum International Airport: Dubai is investing AED 128 billion to turn Al Maktoum into the world’s largest airport, with capacity for up to 260 million passengers a year. All of Dubai International’s operations will move there over the coming years, and the city growing around it is expected to need housing for one million people
• Palm Jebel Ali: Nakheel’s new island, twice the size of Palm Jumeirah, is set to become almost a city of its own, adding around 110 kilometres of coastline, more than 80 hotels and resorts and beachfront homes for around 35,000 families, and drawing large numbers of visitors to this side of Dubai
• Jebel Ali Free Zone and Expo City Dubai: Jebel Ali Free Zone hosts more than 11,000 companies and, together with Jebel Ali Port, supports over one million direct and indirect jobs, while Expo City Dubai has become a permanent new urban centre a short drive away
Upcoming Infrastructure
A wave of new transport projects will make The Springs even better connected.
• Dubai Metro Gold Line: a brand-new metro line will run from Al Ghubaiba through Al Satwa, Business Bay, Meydan and Al Barsha South to Jumeirah Village Triangle and Jumeirah Golf Estates, placing new stations right beside The Springs
• Etihad Rail connection: the Gold Line will meet the national Etihad Rail passenger network at Jumeirah Golf Estates, opening up fast train journeys to Abu Dhabi and the other emirates
• Airport Express Line: a planned rail link between Dubai International and Al Maktoum International airports will run along Al Khail Road with a new station in Jumeirah Village Circle and a branch to the Red Line at Emirates Golf Club, bringing both airports within easy reach of The Springs
• Hessa Street and Latifa bint Hamdan Corridor: new bridges, a tunnel and wider roads on Hessa Street, together with a major new corridor linking Al Khail Road, Sheikh Mohammed Bin Zayed Road, Sheikh Zayed Road and Emirates Road, will make cross-city journeys quicker and smoother

Life in The Springs
Life in The Springs is green, relaxed and neighbourly. Families stroll around the lakes in the evening, children walk or cycle to school and play in the parks, and weekends bring brunch, a film at the Souk or a short drive to the beach. With pools and play areas in every sub-community and the energy of Dubai Marina only minutes away, it is a place where families settle in and stay for years.
Why The Springs?
The Springs gives investors a proven, centrally located villa community with strong rental demand, steady capital growth and the backing of Emaar.
• Strong recent growth: according to Property Monitor data reported by Betterhomes, townhouse prices in The Springs rose by around 18–22% in 2025 alone, building on a Dubai villa market whose values have more than tripled since the pandemic, according to ValuStrat
• Central, well-connected location: minutes from Dubai Marina, the beach and the city’s main business hubs, a location that keeps demand resilient
• Limited supply: The Springs is complete, so its homes form a fixed stock while demand for family homes in this part of Dubai keeps rising
• Strong rental demand: professional families working in Media City, Internet City, JLT and Dubai Marina rent here on long-term leases, delivering steady occupancy and reliable rental income
• Rising rents: according to Betterhomes, average rents per square foot in The Springs have climbed strongly over the past two years, supporting attractive returns
• Future connectivity: the Gold Line, the Etihad Rail link and the Airport Express Line will bring new rail stations close to The Springs, a classic driver of higher property values
• Family magnet: a school inside the community, more schools next door and safe, green streets make The Springs a natural first choice for families
• Trusted developer: Emaar’s reputation for quality and long-term community management underpins value
• Population growth: Dubai’s record population growth keeps demand for family homes in established, central communities rising year after year
