Mudon

Mudon Property Guide

The Area: Dubailand

Mudon is part of Dubailand, a vast district in the south of Dubai that was first imagined as a home for theme parks and leisure attractions. Today it is one of the city’s main family districts, made up of separate gated communities, each with its own developer, architectural style and character, and each offering homes with gardens, green open space and a relaxed pace of life.

Dubailand sits right in the path of Dubai’s growth. The city’s population has reached around 4.8 million, up from 3.3 million at the end of 2020, and grew by more than 225,000 people in the first nine months of 2026 alone. The Dubai 2040 Urban Master Plan prepares the city for 5.8 million residents, and as Dubai expands inland and south towards Expo City Dubai and Al Maktoum International Airport, more and more families are choosing suburban communities with space, greenery and schools close to home. New roads, schools, clinics and shopping centres continue to open across Dubailand to serve this growing population.

Mudon

Mudon is a gated, family-focused community of villas, townhouses and low-rise apartments, built around a vast, beautifully landscaped community park. Its name means “cities” in Arabic, reflecting a design made up of distinct neighbourhoods that share a single green heart: Mudon Central Park, a landscaped park of around 1.8 million sq ft with cycling and jogging paths, sports courts, barbecue areas, children’s play zones and open lawns.

The community is organised into several neighbourhoods, each with its own character: Al Salam, the first to be delivered; Arabella, with its contemporary townhouses; Rahat and Naseem, with their spacious Arabic-inspired villas; Mudon Views, with low-rise apartments overlooking the park; and Mudon Al Ranim, the newest phase of modern townhouses. Most of Mudon is complete and lived in, while the final phases of Mudon Al Ranim are being completed, so buyers can choose between established homes and brand-new ones.

Master Developer

Mudon is developed by Dubai Properties, the residential arm of Dubai Holding, the investment group owned by the Ruler of Dubai. As master developer, Dubai Properties planned the whole community, built its roads, utilities, park and shared facilities, delivers the homes and manages the community after handover. Its consistent delivery of every Mudon phase, and its wider portfolio of successful family communities across Dubailand, give buyers lasting confidence.

Location and Connectivity

Mudon enjoys an excellent position where Al Qudra Road meets Emirates Road, with Umm Suqeim Road and Sheikh Mohammed Bin Zayed Road close by. These routes link residents smoothly to Dubai Hills, Al Barsha, Downtown Dubai, Dubai Marina and Al Maktoum International Airport, while the community itself remains calm and green.

•     Neighbouring communities: Mudon is surrounded by some of Dubai’s most popular family addresses, including Arabian Ranches, Arabian Ranches 2, Serena, DAMAC Hills, Remraam, Mira, The Sustainable City and Dubai Sports City

•     Schools and education: families have an outstanding choice nearby, including Jumeirah English Speaking School and Ranches Primary School in Arabian Ranches, GEMS Metropole School Al Waha, Fairgreen International School, Jebel Ali School, Dunecrest American School and the new Ash Mount School

•     Healthcare: King’s Mudon Medical Centre and Vitalite Health and Wellness Centre are inside the community, with Mediclinic Parkview Hospital in Al Barsha South and Emirates Hospital Day Surgery in Motor City a short drive away

•     Shopping and dining: Al Salam Town Centre and the Mudon Community Centre cover daily needs with a supermarket, pharmacy and cafés, while The Ranches Souk, DAMAC Mall, The Ribbon in Motor City and Dubai Hills Mall offer more choice minutes from home

•     Metro today: the nearest metro station is Jumeirah Golf Estates on the Red Line’s Route 2020 branch, a short drive away, while the Mall of the Emirates station is reached by the community’s feeder bus

•     Entertainment and leisure: the Dubai Polo and Equestrian Club, Arabian Ranches Golf Club, Dubai Miracle Garden and Dubai Butterfly Garden, Global Village and IMG Worlds of Adventure are all an easy drive away

Mega Projects Driving Growth

Mudon sits within easy reach of the mega projects shaping the future of Dubai, which bring new jobs, new residents and strong rental demand to this part of the city.

•     Al Maktoum International Airport: Dubai is investing AED 128 billion to turn Al Maktoum into the world’s largest airport, with capacity for up to 260 million passengers a year. All of Dubai International’s operations will move there over the coming years, and the new city growing around it is expected to need housing for one million people. A large new workforce of airline, aviation, logistics and hospitality professionals will be looking for quality family homes within a comfortable drive, and Mudon is ideally placed to welcome them

•     Expo City Dubai: the former Expo 2020 site has become a permanent city of offices, exhibitions and homes, and one of the new urban centres of the Dubai 2040 Urban Master Plan, adding employers and residents to the south of the city

•     Jebel Ali Free Zone and Jebel Ali Port: one of the world’s largest business zones, hosting more than 11,000 companies and, together with the port, supporting over one million direct and indirect jobs, many held by families looking for homes in Dubai’s suburban communities

Upcoming Infrastructure

A wave of new transport, education and community projects is set to make Mudon even better connected and more complete.

•     Dubai Metro Gold Line: a brand-new metro line will run from Al Ghubaiba in old Dubai through Al Satwa, Business Bay, Meydan, Al Barsha South, Jumeirah Village Triangle and Dubai Production City to Jumeirah Golf Estates, bringing new stations closer to Mudon and creating a direct rail link to the city’s historic and business centres

•     Etihad Rail connection: the Gold Line will meet the national Etihad Rail passenger network at Jumeirah Golf Estates, opening up fast train journeys to Abu Dhabi and the other emirates

•     Umm Suqeim Street improvement: the upgrade of the Umm Suqeim–Al Qudra corridor, the road that leads straight to Mudon, is well advanced and will make journeys towards Al Barsha, Sheikh Zayed Road and the coast faster and smoother

•     Latifa bint Hamdan Corridor: a major new road corridor under construction will tie together Al Khail Road, Sheikh Mohammed Bin Zayed Road, Sheikh Zayed Road and Emirates Road, improving cross-city connections from Dubailand

•     New schools: new campuses such as Ash Mount School are expanding the choice of high-quality education close to Mudon

•     Mudon Al Ranim completion: the final phases of Mudon Al Ranim are under construction and will add new homes, residents and community life as they are handed over

Mudon offers a full range of homes, from park-view apartments to large family villas:

•     Townhouses (Arabella, Mudon Al Ranim, Al Salam): three- and four-bedroom family homes with private gardens and covered parking; Arabella offers contemporary designs, while Mudon Al Ranim brings the newest, modern layouts with park-facing plots

Life in Mudon

Life in Mudon revolves around its great central park. Barbecue areas and open-air event spaces bring neighbours together at weekends, while the town centres, with their cafés, supermarket and clinics, keep everyday needs within a short walk. It is a safe, green and welcoming place where families put down roots.
