Motor City

Motor City Property Guide

Area: Dubailand

Motor City is part of Dubailand, the vast district in the south of Dubai that was first imagined as a home for theme parks and leisure attractions. Today Dubailand is one of the city’s main residential districts, made up of distinct communities, from gated villa estates to lively apartment neighbourhoods, each with its own developer, character and amenities, and many built around a signature theme such as golf, sport or motor racing.

Dubai’s population has reached around 4.8 million, up from 3.4 million at the end of 2020, and grew by more than 225,000 people in the first nine months of 2026 alone. The Dubai 2040 Urban Master Plan prepares the city for 5.8 million residents, and as Dubai expands inland and southward from the coast, Dubailand has become one of the main destinations for this growth. The corridor along Sheikh Mohammed bin Zayed Road and Al Khail Road now links the district directly with the established city to the north and with Expo City Dubai, Dubai South and Al Maktoum International Airport to the south.

Motor City

Motor City is a motorsport-themed master community built around the Dubai Autodrome, the emirate’s FIA-licensed racing circuit. Around the track, a complete neighbourhood of tree-lined streets, parks, schools, clinics and shops was planned for families and professionals, giving the community a green, village-like feel despite its central position in the new Dubai.

The community is made up of three main residential areas. Uptown Motor City is a walkable, fully established district of low-rise apartment buildings around First Avenue Mall. Green Community Motor City is a gated, leafy enclave of townhouses, villas and terraced apartments set around lakes and parks, including the Casa Flores and Casa Familia clusters. Around them, a new generation of off-plan towers and communities, such as Sobha Orbis, Sobha Solis, Binghatti Skyterraces, Sierra by Iman, Beverly Grande and Union Properties’ own Takaya, is adding modern homes with resort-style amenities, so buyers can choose between ready, tenanted homes and new launches with payment plans.

Master Developer

Motor City was created by Union Properties, one of Dubai’s established publicly listed developers, which master-planned the community, built the Dubai Autodrome, Uptown Motor City and Green Community Motor City, and continues to invest in the area through its new Takaya development. Alongside it, respected developers including Sobha Realty, Binghatti, Iman Developers and HMB Homes are delivering the community’s newest residential towers, while National Properties developed the Casa Familia townhouses.

Location and Connectivity

Motor City sits between Sheikh Mohammed bin Zayed Road and Al Khail Road, two of Dubai’s main north–south highways, with Hessa Street and Umm Suqeim Street close by. This network links residents smoothly to Dubai Marina, Downtown Dubai and Dubai International Airport, and to Expo City Dubai and Al Maktoum International Airport in the south.

•      Neighbouring communities: Motor City borders Dubai Sports City, Arabian Ranches and Dubai Studio City, with Jumeirah Village Circle, Al Barsha South, Dubai Hills Estate and Dubai Production City a short drive away

•      Schools and education: GEMS Metropole School is inside the community, with Victory Heights Primary School, GEMS United School and Renaissance School nearby in Dubai Sports City, along with several nurseries

•      Healthcare: Emirates Hospital Day Surgery & Medical Centre in Uptown Motor City, together with Medcare, Prime Medical Centre and other clinics, covers everyday needs, with Mediclinic Parkview Hospital a short drive away

•      Shopping and dining: First Avenue Mall and The Ribbon bring supermarkets, cafés and restaurants inside the community, while Circle Mall, Mall of the Emirates and Dubai Hills Mall offer more choice nearby

•      Metro today: there is no station inside Motor City today; feeder buses connect residents to the Red Line, which is also reached easily by car

•      Metro tomorrow: the Dubai Metro Gold Line, approved in April 2026 and due to open in September 2032, will run past the area with stations in Jumeirah Village Circle and Dubai Production City and interchanges with the Red Line and Etihad Rail

•      Entertainment and leisure: the Dubai Autodrome hosts race days and driving experiences, while the Dubai International Cricket Stadium, the Els Club golf course, Dubai Miracle Garden, IMG Worlds of Adventure and Global Village are all an easy drive away

Mega Projects and Tourism Driving Growth

Motor City sits on the corridor that connects Dubai’s established centre with the largest projects shaping its future, each bringing new jobs, residents and visitors.

•      Al Maktoum International Airport: Dubai is building an AED 128 billion passenger terminal designed to make it the world’s largest airport, with capacity for 260 million passengers a year, and the surrounding airport city is expected to create housing demand for around one million people; Motor City lies along the highways that lead to it

•      Expo City Dubai and Dubai South: Expo City Dubai is now a permanent district for exhibitions, global events and corporate headquarters, while Dubai South keeps growing as a logistics and business hub, both within a comfortable commute

•      Palm Jebel Ali: Nakheel’s new island, planned to host more than 80 hotels and resorts and around 35,000 families, is creating a major tourism and employment centre in Dubai’s southwest

•      Motorsport, sport and leisure tourism: race days at the Dubai Autodrome, international cricket next door and family attractions such as Global Village, Dubai Miracle Garden and IMG Worlds of Adventure draw visitors throughout the season, supporting demand for furnished holiday homes

Upcoming Infrastructure

New transport links and community projects are set to make Motor City even better connected.

•      Dubai Metro Gold Line: a fully underground line from Al Ghubaiba to Jumeirah Golf Estates, scheduled for September 2032, bringing metro stations to the neighbouring corridor through Jumeirah Village Circle and Dubai Production City

•      Dubai Metro Blue Line: opening in 2029, extending the network to Dubai Creek Harbour, Mirdif, Dubai Silicon Oasis and International City

•      Hessa Street upgrade: the section between Sheikh Zayed Road and Al Khail Road opened in April 2026, and works on the next phase toward Jumeirah Village Circle, Arjan and Al Barsha South have begun, speeding up the route from Motor City to the coast

•      Al Barsha South access improvements: the RTA is upgrading entry and exit points in neighbouring Al Barsha South, with smoother links to Sheikh Mohammed bin Zayed Road and Hessa Street

•      New residential phases: Takaya, Sobha Orbis, Sobha Solis, Binghatti Skyterraces and other projects are adding pools, gyms, retail and podium gardens within Motor City

Life in Motor City

Life in Motor City is green, active and relaxed. Residents walk along tree-lined boulevards to the cafés and supermarkets of First Avenue Mall, children play in the community’s parks and splash pads, and families in Green Community enjoy lakeside paths, pools and quiet cul-de-sacs. The Autodrome adds a touch of excitement, with track days and karting just around the corner, while sports fans can walk to world-class cricket and golf in neighbouring Dubai Sports City.

Why Motor City?

Buyers choose Motor City because it combines an established, family-friendly community with a strong pipeline of new projects, in a location that sits right on Dubai’s main growth corridor. For investors, it offers a deep and liquid resale market, steady rental demand and a wide choice of entry points.

•      Proven capital growth: ValuStrat data shows Dubai villa values around 206% above their post-pandemic levels by early 2026 and apartment values roughly 85% higher, and Motor City’s mix of family houses and modern apartments has benefited from both trends

•      Strong rental demand: a large residential base, good schools and easy access to the city’s business districts keep homes in steady demand from families and professionals

•      Jobs on the doorstep: Dubai Studio City, Dubai Production City, the Autodrome business park and the growing southern hubs around Expo City Dubai and Al Maktoum International Airport all sit within a short commute

•      Holiday home potential: motorsport, cricket and nearby family attractions bring visitors throughout the season

•      Choice for every budget: from studios under AED 1M to lake-view villas, and from ready homes to off-plan payment plans

•      Future appreciation: the Gold Line, the Hessa Street upgrade and new access roads will shorten journeys across the city, a proven catalyst for demand and values

•      Trusted developers: a master plan by Union Properties and new projects by Sobha Realty, Binghatti and other established names

•      Population growth: record population growth and the 2040 Master Plan are steering demand toward well-connected inland communities such as Motor City
