Living Legends

Living Legends Property Guide

The Area: Dubailand

Living Legends is part of Dubailand, a vast district in the south-east of Dubai that was first imagined as a home for theme parks and leisure attractions. Today it is one of the city’s main family districts, made up of separate gated communities, each with its own developer, architectural style and character, and each offering homes with gardens, green open space and a relaxed pace of life.

Dubailand sits right in the path of Dubai’s growth. The city’s population has reached around 4.8 million, up from 3.3 million at the end of 2020, and grew by more than 225,000 people in the first nine months of 2026 alone. The Dubai 2040 Urban Master Plan prepares the city for 5.8 million residents and names nearby Dubai Silicon Oasis as one of the city’s new urban centres. As Dubai expands inland, new roads, schools, shopping centres and metro lines are arriving to serve this growing population, and the area around Living Legends is right at the heart of that expansion.

Living Legends

Living Legends is a gated golf community spread across around 14 million sq ft, built around its own nine-hole golf course designed by the renowned course architect Peter Harradine, complete with a driving range and clubhouse. Spacious villas line the fairways and landscaped streets, while a collection of residential towers adds apartments with views over the greens and the city skyline.

The community offers everything for daily life: a retail centre with a Carrefour supermarket, a nursery, a primary school, a mosque, a community clinic, swimming pools, gyms, children’s play areas and sports courts. The villas and many of the towers are complete and lived in, while newer towers are being delivered, giving buyers a choice of ready homes and off-plan opportunities.

Master Developer

Living Legends was developed by Tanmiyat Group, a Saudi developer, which planned the master community, built its golf course, infrastructure and villas and delivered the first phases. Residential towers within the community are being completed by private developers, such as Dawn Real Estate Development with Rapunzel Tower and KOA with the design-led KOA Canvas, adding fresh choice and new amenities to the established community.

Location and Connectivity

Living Legends enjoys a central Dubailand location just off Sheikh Mohammed Bin Zayed Road, close to Al Ain Road and Emirates Road. Global Village, IMG Worlds of Adventure and Dubai Silicon Oasis are minutes away, while Downtown Dubai, Business Bay and Dubai International Airport are an easy drive.

•     Neighbouring communities: Living Legends sits beside Majan, Al Barari, Sobha Reserve, Falcon City of Wonders and City of Arabia, with The Wilds, Dubai Silicon Oasis and Dubai Academic City close by

•     Schools and education: a nursery and primary school operate within the community, and families also have easy access to Dunecrest American School, GEMS Winchester School and Jumeirah English Speaking School in Arabian Ranches, while Dubai Academic City is home to several universities

•     Healthcare: the community clinic covers everyday needs, with Mediclinic Arabian Ranches, Fakeeh University Hospital in Dubai Silicon Oasis and several medical centres close by

•     Shopping and dining: the community retail centre and Carrefour handle daily needs, while Midtown Central Majan, The Well at Al Barari, Cityland Mall and Dubai Outlet Mall offer more choice a few minutes away

•     Metro today: there is no metro station in the community; the nearest existing stations are on the Red and Green Lines, reached by car via Al Ain Road

•     Entertainment and leisure: the community’s own golf course is on the doorstep, and Global Village, IMG Worlds of Adventure, the Al Habtoor Polo Resort and the green trails of Al Barari are all a short drive away

Mega Projects and Tourism Driving Growth

Living Legends sits close to the projects shaping the future of this part of Dubai, which bring new jobs, residents and visitors to the area.

•     Dubai Silicon Oasis urban centre: named in the Dubai 2040 Urban Master Plan as one of the city’s new urban centres, Dubai Silicon Oasis is set to grow as a hub for technology companies, start-ups and research, creating skilled jobs a short drive from Living Legends

•     Al Maktoum International Airport: Dubai is investing AED 128 billion to turn Al Maktoum into the world’s largest airport, with capacity for up to 260 million passengers a year. All of Dubai International’s operations will move there over the coming years, and the new city growing around it is expected to need housing for one million people

•     Global Village and IMG Worlds of Adventure: two of Dubai’s popular leisure destinations sit just minutes away, drawing visitors throughout the year and creating demand for short-stay accommodation nearby

•     New neighbouring communities: major new master communities such as The Wilds by Aldar and Sobha Reserve are bringing new residents, schools, retail and amenities to the surrounding area

Upcoming Infrastructure

Living Legends is growing alongside a new generation of infrastructure that will make the area even better connected.

•     Dubai Metro Blue Line: now under construction, the Blue Line will link the Red and Green Lines through Mirdif, International City, Dubai Silicon Oasis and Dubai Academic City, bringing metro stations within a short drive of Living Legends

•     New residential towers: the completion of the newest towers in the community, including Cinderella Tower and KOA Canvas, will add new residents, amenities and energy to Living Legends

•     Growth of Dubai Silicon Oasis: new offices, homes and services planned for the Dubai Silicon Oasis urban centre will add employers and amenities close to the community

Property Types

Living Legends offers a wide choice of homes, from studios to grand golf-course villas:

•     Apartments: studios and one- to three-bedroom apartments in themed towers such as Shakespeare, Rapunzel, Cleopatra, Cinderella, Queen Sheba, Marco Polo and Hercules, many with golf course views, pools and gyms

•     Premium apartments (KOA Canvas): design-led residences with high-end finishes and boutique amenities

Life in Living Legends

Life in Living Legends revolves around green fairways and open space. Mornings start with a round of golf or a session at the driving range, children walk to the nursery and school, and evenings are spent by the pool or at the clubhouse watching the sun set over the course. Everyday shopping is close at hand, Global Village and the theme parks are only minutes away, and the calm, gated streets make it a relaxed and welcoming place for families.

Why Living Legends?

Living Legends gives investors a compelling combination: a golf-course community with a full range of homes, attractive price points, strong rental yields and a fast-growing location in the heart of Dubailand.

•     Rising values: according to Dubai Land Department data reported by Bayut, average sale prices in Living Legends rose by around 15% over the past 12 months, building on a Dubai villa market whose values have more than tripled since the pandemic

•     Golf-course living: homes set around a professionally designed golf course, a feature that gives the community lasting appeal and supports long-term value

•     Strong rental yields: apartments at accessible price points and spacious family villas attract a steady stream of tenants, delivering attractive rental returns

•     Choice for every budget: from studios to six-bedroom golf course villas, investors can choose the home and investment size that suits their strategy

•     Ready and off-plan: buyers can move into established villas and towers or invest in new towers on developer payment plans

•     Future connectivity: the Blue Line, the growth of Dubai Silicon Oasis and new neighbouring communities will bring jobs, transport and services ever closer, a classic driver of higher property values

•     Holiday home potential: apartments close to Global Village and IMG Worlds of Adventure are well placed for short-term rentals during the busy visitor season

•     Population growth: Dubai’s record population growth keeps demand for well-priced, well-located homes rising
