Jumeirah Islands
Jumeirah Islands Property Guide

The Area: Al Thanyah Fifth
Jumeirah Islands lies in Al Thanyah Fifth, the district formerly known as Emirates Hills First, which is also home to Jumeirah Lakes Towers, Jumeirah Park and Jumeirah Heights. It sits along Sheikh Zayed Road between Dubai Marina and Al Barsha, at the meeting point of the city’s leading waterfront, business and villa districts, one of the most established and sought-after parts of Dubai.
This district sits right in the path of Dubai’s growth. The city’s population has reached around 4.8 million, up from 3.3 million at the end of 2020, and grew by more than 225,000 people in the first nine months of 2026 alone. The Dubai 2040 Urban Master Plan prepares the city for 5.8 million residents, with more than double the hotel and tourism land, a far longer public beachfront and a new urban centre at Expo City Dubai, here in the city’s south-western corridor. As Dubai expands towards Palm Jebel Ali, Jebel Ali and Al Maktoum International Airport, every new resident, company and hotel adds demand for prime homes in established, central communities such as Jumeirah Islands.
Jumeirah Islands
Jumeirah Islands is one of Dubai’s most exclusive residential enclaves: a collection of man-made islands set within tranquil freshwater lakes, each home to a small cluster of luxury villas. Bridges link the islands, waterside promenades wind between them, and most homes enjoy direct lake views and private gardens that run down to the water. The result is a calm, resort-like world hidden just behind the skyline of Jumeirah Lakes Towers.
Each island has its own architectural theme, giving the community a rich and varied character. At its heart, the Jumeirah Islands Clubhouse offers swimming pools, tennis courts, a gym and wellness facilities, while the Jumeirah Islands Pavilion brings together a supermarket, cafés, restaurants and a nursery on the waterfront. The community has also begun a new chapter with the arrival of boutique waterfront residences, opening Jumeirah Islands to a new generation of buyers.
Master Developer
Jumeirah Islands was created by Nakheel, one of Dubai’s leading government-owned master developers and the name behind Palm Jumeirah, Palm Jebel Ali, Jumeirah Lakes Towers and Dubai Islands. Nakheel planned and built the islands, lakes, bridges and community facilities, delivered the villas and continues to oversee the community’s management.
The new residential districts within the community are being built by respected developers: Palma Holding is developing Serenia District, a collection of waterfront residences designed by the renowned Japanese architects Nikken Sekkei, and Ellington Properties, known for its design-led homes, is developing Eltiera Views.

Jumeirah Islands sits between Dubai’s established business districts and the mega projects shaping the city’s future, bringing a steady flow of jobs, visitors and new residents to its doorstep.
• Palm Jebel Ali: Nakheel’s new island, twice the size of Palm Jumeirah, is set to become almost a city of its own, adding around 110 kilometres of coastline, more than 80 hotels and resorts and beachfront homes for around 35,000 families. As one of the world’s most ambitious leisure destinations, it will draw large numbers of tourists to this side of Dubai and fuel demand for holiday homes and short-term rentals across the surrounding communities
• Al Maktoum International Airport: Dubai is investing AED 128 billion to turn Al Maktoum into the world’s largest airport, with capacity for up to 260 million passengers a year. All of Dubai International’s operations will move there over the coming years, bringing a new wave of aviation, logistics and hospitality professionals, and visitors, to the south-west of the city
• Expo City Dubai: the former Expo 2020 site has become a permanent city of offices, exhibitions and events, attracting business visitors and international companies to the area
• Jebel Ali Free Zone and Jebel Ali Port: one of the world’s largest business zones, hosting more than 11,000 companies and, together with the port, supporting over one million direct and indirect jobs

A new wave of transport projects is set to make Jumeirah Islands even better connected, with new rail links and faster road journeys across the city.

• New waterfront districts: Serenia District, with around 420 residences, and Eltiera Views are scheduled for completion by the end of the decade, bringing new residents, clubhouses, cafés and wellness facilities that will add fresh energy and amenities to the whole community
Property Types
Jumeirah Islands offers a distinctive mix of lakeside villas and new waterfront apartments:
• Cluster villas: four- and five-bedroom detached homes on the islands, each with a private garden and lake views. Each island follows its own architectural theme, including European, Islamic, Mediterranean and Contemporary designs, and layouts such as the Entertainment Foyer and Garden Hall offer generous spaces for family living and entertaining
• Mansions: larger luxury villas on expansive plots, offering the ultimate in space, privacy and waterfront living
• Waterfront apartments (off-plan): one- to three-bedroom apartments and penthouses in Serenia District and Eltiera Views, with resort-style amenities such as infinity pools, padel courts, wellness spas and landscaped gardens, sold directly by their developers on payment plans
Life in Jumeirah Islands
Life in Jumeirah Islands feels like living in a private lakeside resort. Mornings begin with walks or runs along the waterfront promenades, afternoons are spent by the pool or on the tennis courts at the Clubhouse, and evenings bring dinner with friends at the lakeside cafés of the Pavilion. Gardens open onto the water, birdlife fills the lakes and the sound of the city fades away, yet the excitement of Dubai Marina and the beach is only minutes from home.
Why Jumeirah Islands?
Jumeirah Islands combines the qualities investors value most: a prime central location, a limited collection of waterfront homes, outstanding capital growth and powerful demand from families, executives and holidaymakers alike. Whether the goal is a family home, a long-term rental, a holiday home or long-term capital growth, it offers an exceptional case.
• Outstanding capital growth: according to ValuStrat, the average Jumeirah Islands villa was valued at around AED 4.6 million in 2020–21 and around AED 12.9 million by mid-2024, and values have kept rising since, with the average resale price per square foot up a further 16.9% year on year in the first half of 2026
• True scarcity: the number of islands and villas is fixed, so lakeside villas here are a limited, irreplaceable asset in one of the most sought-after parts of the city
• Holiday home potential: with tourism in this part of Dubai set to grow strongly, lakeside villas and new waterfront apartments are ideally suited to short-term rental, offering owners the chance to earn premium nightly rates
• Strong long-term rental demand: senior executives and professional families working in the nearby business hubs and the fast-growing Jebel Ali and airport corridor seek out spacious, private homes close to work, supporting reliable occupancy and rising rents
• Future appreciation: new metro and rail links, faster roads and the transformation of the south-west of Dubai through Palm Jebel Ali and Al Maktoum International Airport point to continued growth in demand and value
• Population growth: Dubai’s record population growth keeps demand for prime family homes strong
• A new way in: the boutique waterfront apartments of Serenia District and Eltiera Views let buyers own in this exclusive community with the flexibility of developer payment plans
• Exceptional quality of life: lakeside living, private gardens, a clubhouse, waterfront dining and the calm of a gated community make Jumeirah Islands highly attractive to families and premium tenants
• Trusted developers: Nakheel’s legacy of landmark communities, together with respected names such as Palma Holding and Ellington Properties, underpins quality and long-term value
