Dubai Islands Property Guide
Dubai Islands Overview

Dubai Islands is a master-planned waterfront destination of five interconnected islands off the Deira coast, covering approximately 18.6 square kilometres and adding around 57 kilometres of new coastline to Dubai, including about 21 kilometres of sandy beaches. Developed by Nakheel, the master developer behind Palm Jumeirah and now part of Dubai Holding Real Estate, it is a landmark coastal project attracting strong interest from buyers and investors.
The islands are planned as a resort-style city by the sea. More than 80 resorts and hotels, a network of marinas, around two square kilometres of parks and open spaces, golf courses overlooking the Arabian Gulf and a wide range of residential communities are set to be delivered across the five islands. The first island is already active, with operating beach resorts, a public beach, a marina and a waterfront marketplace, while new residential communities are rising across Islands A and B.

A destination with a long-term vision
Dubai Islands brings together everything that has historically created lasting value in Dubai's waterfront communities: genuine beach access, sea views, resort hospitality and a master developer with the scale to deliver a complete destination. Its position next to Old Dubai gives it an identity of its own, combining the calm of island living with the culture, heritage and energy of the city's original trading district.
For investors, the island-by-island delivery of the master plan creates a clear growth path. Each completed community, new hotel, marina and amenity adds to the destination's profile and supports the long-term value of homes across the islands.
Where Is Dubai Islands? Location and Connectivity
Dubai Islands lies off Dubai's northern coastline, directly in front of Deira and Al Shindagha, between the mouth of Dubai Creek and the Al Mamzar area. It is the beachfront of Old Dubai, placed at the historic and commercial heart of the city and within easy reach of the airport and the main business districts.

A central coastal position
The islands face the open Arabian Gulf on one side and the skyline of Deira, Dubai Creek and Downtown Dubai on the other. This orientation gives many plots two highly valued outlooks: sunsets over the sea to the west and north, and panoramic city views to the south. The calm, sheltered waters off the Deira coast are ideal for swimming beaches, marinas and family resorts.
On the mainland, the islands' closest neighbours include the Gold Souk district, Al Ras, the Deira Corniche, Al Mamzar Beach Park and the heritage quarters of Al Shindagha and Al Fahidi across the Creek. Sharjah lies a short drive to the north-east.
Key distances and travel times
• Dubai International Airport (DXB): around 10 kilometres away.
• Gold Souk, Al Ras and Deira Corniche: a few minutes by car.
• Al Fahidi, Al Seef and Bur Dubai: a short drive across the Infinity Bridge.
• Downtown Dubai and Business Bay: around 15 kilometres, typically a 20 to 30 minute drive.
• DIFC and Sheikh Zayed Road: within around half an hour.
• Sharjah: a short drive to the north-east.
The Al Shindagha Corridor
Dubai Islands is connected to the Al Shindagha Corridor, a major road programme developed by Dubai's Roads and Transport Authority (RTA). The corridor upgrades a 13 kilometre route along Sheikh Rashid Street, Al Mina Street, Al Khaleej Street and Cairo Street, creating fast, multi-level connections between Bur Dubai, Deira and the waterfront districts. It was designed from the outset to serve Dubai Islands together with other major waterfront projects such as Dubai Waterfront, Dubai Maritime City and the Port Rashid redevelopment.
Its centrepiece is the Infinity Bridge, the landmark crossing at the mouth of Dubai Creek whose arch is shaped like the infinity symbol. The bridge links Bur Dubai and Deira with a high-capacity, free-flowing route, and a double-deck road along the Deira Corniche carries traffic towards the islands. In May 2025 the RTA announced the completion of all corridor phases on the Bur Dubai side, providing a continuous route from Al Garhoud Bridge to Port Rashid via the Infinity Bridge.
Bridges onto the islands
• Deira-side access: dedicated bridges and flyovers at the junction of Al Khaleej Street and Abu Bakr Al Siddique Road provide free-flowing entry to and exit from the islands in both directions.
• Bur Dubai-side access: the RTA has awarded a contract for a new bridge of around 1.4 kilometres across Dubai Creek, between the Infinity Bridge and the Port Rashid development area, with direct entry to and exit from Dubai Islands. It includes a dedicated pedestrian and cycling path with lifts.
• Master plan links: Nakheel's master plan connects the islands to the mainland through three bridges tied into the Al Shindagha Corridor, with internal bridges linking the five islands to one another.
Public transport
• Dubai Metro: Gold Souq station on the Green Line is located on the mainland close to the island bridges.
• Buses: RTA bus services link Gold Souq with Souk Al Marfa on Island A.
• Water transport: the master plan includes water transport connecting the islands' marinas with Dubai Creek and other coastal destinations.
• Walking and cycling: dedicated pathways are planned across and between the islands.
Dubai Islands Master Plan
The Dubai Islands master plan, unveiled by Nakheel in August 2022, sets out a resort-style coastal city built around beaches, hospitality, marinas, parks and residential communities, delivered island by island in line with the Dubai 2040 Urban Master Plan.
Development background
The land that forms Dubai Islands was first reclaimed from 2004, when Nakheel began creating a large new coastal site off the Deira shoreline. In 2013 the site was developed further as Deira Islands, during which bridges to the mainland, utilities, the waterfront structures that now house Souk Al Marfa and the first resort hotels were delivered. In August 2022 Nakheel launched a new lifestyle-led master plan and renamed the destination Dubai Islands.
This long development history is a significant advantage for today's buyers. The reclaimed land has been in place for two decades, core infrastructure was delivered in earlier phases, and the current master plan reflects how residents and visitors want to live in Dubai today.
Planning principles
• Beach-led design: more than 20 kilometres of beaches are planned, including a Blue Flag certified beach, with a significant share accessible to the public.

• Hospitality as the anchor: more than 80 resorts and hotels, from luxury and wellness resorts to boutique, family and eco-conscious hotels, bring year-round activity and services.
• Human scale: large parts of the islands are planned for villas, townhouses and low- to mid-rise apartment buildings, with taller buildings concentrated around the main hubs.
• Green and blue networks: around two square kilometres of parks and open spaces, golf courses, marinas, promenades and dedicated walking and cycling routes.
• Connection to the city: road bridges into the Al Shindagha Corridor and planned water transport link the islands to Deira, Bur Dubai and the wider city.
The five islands
Nakheel refers to the islands by letter, from Island A to Island E. Each has its own role within the master plan.
Island A: the destination hub

Island A is the most established island and the first reached from the mainland. It is home to Souk Al Marfa, a large waterfront marketplace that opened its first phase in August 2021, and to two beachfront resorts: Riu Dubai, an all-inclusive resort with more than 700 rooms, and Centara Mirage Beach Resort Dubai, a family resort with over 600 rooms and its own water park. Dubai Islands Beach and Nakheel Marinas Dubai Islands are located here, and published master plan material places most of the islands' marinas and its main retail and entertainment centre on Island A. Many of the first residential buildings by Nakheel and private developers are also on this island.
Island B: the residential resort

Island B combines beachfront resorts with community-focused neighbourhoods, parks and a marina. It is the home of Nakheel's flagship residential communities, Bay Villas and Bay Grove Residences, and of Ellington's hospitality-led beachfront project, The Meriva Collection. In April 2026 Nakheel awarded the primary infrastructure and utilities contract for the island, covering roads, water, power, telecoms, drainage, sewerage and a connection to the district cooling network serving Island A.
Island C: the wellness and golf island

Island C is planned as a wellness-focused, family-oriented island with extensive parkland and an 18-hole championship golf course overlooking the Gulf, surrounded by resorts, villas and wellness enclaves.
Island D: the sports and leisure island

Island D is planned around an active lifestyle, with a country club, a 9-hole golf course, a marina, sports facilities, resorts and residences.
Island E: the private estate island

Island E, the smallest of the five, is reserved for low-density, ultra-luxury waterfront villa estates with private beaches and an exceptional level of privacy.
Development progress
• August 2021: first phase of Souk Al Marfa opens on Island A.
• October 2021: Centara Mirage Beach Resort Dubai opens, joining Riu Dubai on Island A.
• August 2022: Nakheel unveils the Dubai Islands master plan.

• April 2026: primary infrastructure contract awarded for Island B.
• September 2026: main construction contract awarded for phases one and three of Bay Grove Residences.
Developers and Projects in Dubai Islands
Dubai Islands has a two-tier development structure: Nakheel leads with its own flagship communities and controls the master plan, while a growing group of established private developers delivers individual projects within it. This depth of developer interest is a strong signal of confidence in the destination's growth.

Dubai Islands Property Prices and Market Trends
Dubai Islands has quickly become one of Dubai's most active waterfront property markets, with prices rising by around 36% year on year to Q3 2026 and a median of roughly AED 2,710 per square foot. Figures in this section are based on published 2026 market analyses of Dubai Land Department (DLD) transaction data and should be confirmed at the time of purchase.
Market Overview
Demand on Dubai Islands is shaped by a combination of factors that buyers consistently value in Dubai: genuine beachfront land that is limited by geography, a master developer with the scale to deliver a complete destination, and visible progress on the ground. The steady award of major contracts for villas, apartments and island infrastructure through 2025 and 2026, together with the RTA's investment in the Al Shindagha Corridor and new bridges, continues to strengthen confidence in the destination.
The islands are also part of the wider regeneration of Old Dubai, where Deira, Bur Dubai, Al Shindagha and the Port Rashid waterfront are being transformed with new roads, heritage restoration and waterfront districts. As each island community, hotel and amenity is delivered, Dubai Islands moves further towards its vision as one of the emirate's defining coastal addresses, and the market continues to reflect that progress.
• Median price per square foot: about AED 2,710 (Q3 2026, based on more than 5,200 transactions over 12 months).

Off-plan projects are typically marketed with projected gross yields of 6% to 7% or more for well-located units, and rental demand continues to deepen as handovers progress and new hotels open.
Payment Plans
Most projects on Dubai Islands are sold off-plan with staged payment plans, typically combining a booking deposit, instalments linked to construction progress and a balance on handover, with some developers offering post-handover instalments. Staged payments keep the initial commitment manageable throughout the construction period.
