Arabian Ranches 1
Arabian Ranches 1 Property Guide

The Area: Dubailand
Arabian Ranches is part of Dubailand, the vast district in the south of Dubai that has become one of the city’s main family destinations, and is registered by the Dubai Land Department under the area name Wadi Al Safa 6. Dubailand is made up of separate gated communities, each with its own developer and character, offering homes with gardens, green open space and a relaxed pace of life.
This part of Dubai sits right in the path of the city’s growth. Dubai’s population has reached around 4.8 million, up from 3.3 million at the end of 2020, and grew by more than 225,000 people in the first nine months of 2026 alone. The Dubai 2040 Urban Master Plan prepares the city for 5.8 million residents, and as Dubai expands inland towards Expo City Dubai and Al Maktoum International Airport, established villa communities with space, greenery and top schools are in ever greater demand.
Arabian Ranches 1
Arabian Ranches is an original and iconic Dubai master-planned villa community, created to bring a relaxed, desert-ranch lifestyle to the city. Covering around 1,650 acres and home to more than 4,000 villas and townhouses, it is set around the Arabian Ranches Golf Club, a championship course, and the Dubai Polo and Equestrian Club, with tree-lined streets, lakes, parks and walking trails throughout.
The community is organised into around fifteen gated neighbourhoods, each with its own architectural style and character, from the townhouses of Al Reem and Palmera to the family villas of Alma, Saheel and Alvorada and the grand estates of Mirador, Savannah, La Avenida and Polo Homes. Community pools, sports courts, skate parks, barbecue areas and a community centre with restaurants and cafés complete the picture. Arabian Ranches is complete and fully lived in, with a mature, close-knit community.
Developer
Arabian Ranches is developed by Emaar Properties, the master developer behind Downtown Dubai, Burj Khalifa, The Dubai Mall, Dubai Hills Estate and Dubai Creek Harbour. Emaar planned the community, built its homes, golf course and shared facilities, and continues to oversee its management. The success of Arabian Ranches led Emaar to create Arabian Ranches 2 and Arabian Ranches 3 next door.
Location and Connectivity
Arabian Ranches enjoys an excellent position where Sheikh Mohammed Bin Zayed Road meets Umm Suqeim Road and Al Qudra Road. These routes connect residents quickly to Al Barsha, Dubai Hills Estate, Dubai Marina, Dubai Media City and Downtown Dubai, while Al Maktoum International Airport and Expo City Dubai are an easy drive to the south.

• Neighbouring communities: Arabian Ranches is surrounded by popular family communities, including Arabian Ranches 2, Arabian Ranches 3, Mudon, DAMAC Hills, The Sustainable City, Motor City and Dubai Sports City
• Schools and education: Jumeirah English Speaking School, a highly regarded British and IB school, and Ranches Primary School are right on the community’s doorstep, alongside Raffles Nursery in Saheel and many more schools in Al Barsha South and Motor City
• Healthcare: Mediclinic Arabian Ranches is inside the community, Aster clinics are at The Ranches Souk, and Mediclinic Parkview Hospital on Umm Suqeim Road provides full hospital care
• Shopping and dining: the community centre and The Ranches Souk cover daily needs, while Mall of the Emirates, Dubai Hills Mall and Circle Mall are a short drive away
• Metro today: there is no station inside the community; the nearest Red Line stations along Sheikh Zayed Road, such as Dubai Internet City and Mall of the Emirates, are reached by car via Umm Suqeim Road
• Entertainment and leisure: the Arabian Ranches Golf Club and the Dubai Polo and Equestrian Club are inside the community, and Dubai Autodrome, Dubai Miracle Garden, Global Village and the beaches of Dubai Marina and JBR are all within easy reach
Mega Projects Driving Growth
Arabian Ranches sits between Dubai’s established business districts and the mega projects of the south, which bring new jobs and new families to this part of the city.
• Al Maktoum International Airport: Dubai is investing AED 128 billion to turn Al Maktoum into the world’s largest airport, with capacity for up to 260 million passengers a year. All of Dubai International’s operations will move there over the coming years, and the new city growing around it is expected to need housing for one million people, bringing a large new workforce of senior professionals looking for quality family villas within a comfortable drive
• Expo City Dubai: the former Expo 2020 site has become a permanent city of offices, exhibitions and homes, and one of the new urban centres of the Dubai 2040 Urban Master Plan
• Business hubs within reach: Dubai Media City, Dubai Internet City, Dubai Hills Estate, Al Barsha and Dubai Studio City are home to thousands of companies whose senior staff value family homes in established villa communities
Upcoming Infrastructure
Major new transport projects will make Arabian Ranches even better connected.
• Umm Suqeim–Al Qudra corridor: the upgrade of Umm Suqeim Street, the main route linking Arabian Ranches with Al Barsha and Sheikh Zayed Road, is well advanced and will make journeys to the coast and the city centre faster and smoother
• Dubai Metro Gold Line: a brand-new metro line will run from Al Ghubaiba through Al Satwa, Business Bay, Meydan, Al Barsha South, Jumeirah Village Triangle and Dubai Production City to Jumeirah Golf Estates, bringing new stations much closer to Arabian Ranches
• Etihad Rail connection: the Gold Line will meet the national Etihad Rail passenger network at Jumeirah Golf Estates, opening up fast train journeys to Abu Dhabi and the other emirates
• Latifa bint Hamdan Corridor: a major new road corridor under construction will tie together Al Khail Road, Sheikh Mohammed Bin Zayed Road, Sheikh Zayed Road and Emirates Road, improving cross-city connections

Life in Arabian Ranches 1
Life in Arabian Ranches is green, sporty and family-centred. Mornings start with a round of golf or a ride at the equestrian club, children cycle to school along quiet, tree-lined streets, and weekends revolve around the community pools, parks and polo matches. Neighbours meet at the community centre and The Ranches Souk, and the strong sense of community that has grown over two decades makes it a place where families choose to stay.
Why Arabian Ranches 1?
Arabian Ranches gives investors an established and sought-after villa address, backed by Emaar and supported by outstanding schools, sporting facilities and a long record of rising values.
• Outstanding capital growth: according to ValuStrat, the average Arabian Ranches villa was valued at around AED 2.7 million in 2020–21 and around AED 6.6 million by mid-2024, an increase of more than 140%
• A proven, established address: two decades of history, mature landscaping and a loyal resident community give Arabian Ranches lasting appeal and resilient demand

• Strong rental demand: senior professionals and families seeking space, safety and good schools keep demand for Arabian Ranches homes consistently high, delivering steady rental income
• Golf and equestrian lifestyle: a championship golf course and a polo club inside the community create a truly distinctive lifestyle
• Future connectivity: the Umm Suqeim–Al Qudra corridor, the Gold Line and the Etihad Rail link will make the area even more accessible, a classic driver of higher property values
• Trusted developer: Emaar’s reputation for quality and long-term community management underpins value
• Population growth: Dubai’s record population growth, combined with the new airport city to the south, keeps demand for established family villas rising
