Al Marjan Island

Al Marjan Island Property Guide

Al Marjan Island is Ras Al Khaimah’s first man-made archipelago: four coral-shaped islands reaching out into the Arabian Gulf, created by Marjan, the emirate’s master developer. It blends long sandy beaches, international resorts and beachfront homes with a fast-growing collection of branded residences, making it the most recognised waterfront address in the northern emirates.

What sets the island apart is its momentum. Wynn Al Marjan Island, the UAE’s first integrated resort, is turning the destination into a global name, and luxury brands such as Nobu, Missoni, Aston Martin, Elie Saab and Mondrian have followed. With every development plot already sold, the island combines a resort lifestyle with a limited, highly sought-after supply of homes.

The Four Islands

  • Breeze Island: the island closest to the mainland and the first stop for most visitors, known for its resorts, including Rixos Bab Al Bahr, and its long beaches

  • Treasure Island: a mainly residential, family-friendly island, home to Marjan Island Resort and Spa and linked to Breeze Island by a Corniche walkway

  • Dream Island: the most nature-focused island, with a long beach, beach clubs and a quieter resort feel, connected by a bridge on Marjan Island Boulevard

  • View Island: the central hub with the most homes and hotels, including the Pacific towers

Location and Connectivity

The island sits off the southern coast of Ras Al Khaimah, connected to the mainland by road and linked directly to the E11 (Sheikh Mohammed bin Salem Road). Its neighbours are Al Hamra Village, Mina Al Arab and RAK Central, and e-scooters and e-bikes make it easy to move between the islands. There is no entry fee for visitors.

Buying on Al Marjan Island

Al Marjan Island is a freehold area, so UAE nationals and international buyers can buy, own, let and resell property. It attracts investors, holiday-home buyers, second-home owners and residency seekers. Ownership is registered with the Ras Al Khaimah authorities, off-plan projects are registered with RERA-RAK, and buyer payments are held in a dedicated escrow account. Property ownership can also qualify buyers for a UAE Golden Visa when the property meets the government threshold.
