Al Habtoor City

Al Habtoor City Overview

Area: Business Bay (Sheikh Zayed Road), Dubai

Developer: Al Habtoor Group

Al Habtoor City is a self-contained urban destination on the banks of the Dubai Water Canal, where luxury hotels, entertainment, dining and high-rise residences share one master-planned address. Its residential side is formed by the Residence Collection towers, Amna, Noora and Meera, and by the newly completed Al Habtoor Tower, one of the largest residential buildings in the world, which rises 86 floors and began handing over homes in summer 2026.

Residents live alongside three internationally branded hotels, Habtoor Palace Dubai (LXR Hotels & Resorts), Hilton Dubai Al Habtoor City and V Hotel Dubai, and the La Perle aquatic theatre. Resort-style pools, fitness and wellness facilities, restaurants, cafés and a medical clinic sit within the development, giving a hotel-grade lifestyle at home.

Location

Al Habtoor City fronts Sheikh Zayed Road on one side and the Dubai Water Canal on the other, at the meeting point of Business Bay, Downtown Dubai and Al Safa. Downtown Dubai, Bay Square, City Walk and the villa districts of Al Safa and Al Wasl surround it, while the canal promenade connects it on foot and by bike to the coast at Jumeirah.

•      Metro: Business Bay Station on the Red Line is the nearest stop, with Burj Khalifa/Dubai Mall Station close by. The Red Line links residents directly to Dubai International Airport, Dubai Marina and Expo City Dubai.

•      Schools: GEMS Jumeirah Primary School in Al Safa and Al Ittihad Private School are nearby, along with nurseries such as Maple Bear and Odyssey Nursery.

•      Healthcare: Emirates Hospital, Medcare Hospital and American Hospital Dubai serve the area.

•      Shopping: The Dubai Mall, Souk Al Bahar, Bay Avenue and City Walk are all within a short drive.

•      Leisure and landmarks: Burj Khalifa, the Dubai Fountain, Dubai Opera, Safa Park, the Dubai Water Canal boardwalk and the beaches of Jumeirah are on the doorstep.

Upcoming Infrastructure

•      Dubai Metro Gold Line: Approved in April 2026 and scheduled to open in September 2032, this fully underground line will create a major interchange with the Red Line at Business Bay and add new stations at Burj Khalifa Road and City Walk, giving Al Habtoor City direct links to Al Satwa, Bur Dubai, Meydan, Dubai Hills, Jumeirah Village Circle and Etihad Rail.

•      Dubai Metro Blue Line: Opening in September 2029, the Blue Line will extend the network to Dubai Creek Harbour, Mirdif, Dubai Silicon Oasis and International City through Red Line interchanges.

•      Al Habtoor Tower handover: With handovers progressing, the new tower brings hundreds of new households, retail and services to the community, further enlivening the canal-front district.

•      Al Maktoum International Airport: The second runway is due to become operational next year, an early step in the expansion that will reshape Dubai’s aviation corridor along Sheikh Zayed Road.

Growth Story

Dubai’s population passed 4.8 million in September 2026, according to the Dubai Data and Statistics Establishment, after adding more than 225,000 residents since January. The Dubai 2040 Urban Master Plan prepares the city for around 5.8 million residents, and today’s pace suggests that figure may be reached well before 2040.

The master plan names Downtown Dubai and Business Bay as one of the emirate’s five main urban centres, the city’s core for finance, business and tourism. Al Habtoor City sits inside this centre, so as the population grows and new communities spread outward, demand keeps concentrating on the established heart that everyone commutes to, works in and visits.

ValuStrat data shows that Dubai apartment values ended 2025 roughly 85% above their post-pandemic levels, having risen past the previous 2014 market peak.

Mega Projects Driving Demand

Al Maktoum International Airport

Dubai is building an AED 128 billion passenger terminal at Al Maktoum International Airport, designed to become the world’s largest airport with capacity for 260 million passengers a year. More flights mean more business travellers, airline crews and tourists, and Sheikh Zayed Road connects Al Habtoor City directly to the new aviation hub, while tens of thousands of new aviation and logistics jobs add to the pool of professionals seeking central city homes.

Dubai Water Canal and Downtown Tourism

Downtown Dubai, with Burj Khalifa and The Dubai Mall, is one of the most visited districts in the world, and the canal-side setting of Al Habtoor City places furnished apartments within easy reach of these attractions. Hotel guests, theatre-goers and event visitors already stream through the development every day, making it a natural address for holiday homes.

Palm Jebel Ali and Expo City Dubai

Nakheel’s Palm Jebel Ali, planned to host more than 80 hotels and resorts, and Expo City Dubai, a permanent district for global events and corporate headquarters, are expanding Dubai’s tourism and business calendar. Both are linked to the city centre by Sheikh Zayed Road and the Red Line, and every new visitor flow strengthens the central districts where travellers stay, meet and spend.

Why Al Habtoor City?

•      Hotel-grade living in the city core: Few addresses combine branded hotels, a permanent theatre show and resident amenities in one gated, canal-front setting.

•      Strong, diverse tenant demand: Professionals working in Business Bay, Downtown and DIFC want to live minutes from the office, while hotel and event visitors create steady short-stay demand.

•      Metro upside: The future Gold Line interchange at Business Bay and the new City Walk and Burj Khalifa Road stations will make one of Dubai’s best-connected locations even more accessible.

•      Choice of entry point: Ready, tenanted units in the established Residence Collection sit alongside brand-new homes in Al Habtoor Tower, suiting both income-focused and long-term investors.

•      Limited land, lasting value: Waterfront plots on Sheikh Zayed Road beside Downtown are virtually gone, so new supply in this location is naturally restricted.

•      Trusted developer: Al Habtoor Group has built, owned and operated landmark hotels and properties in Dubai for decades, and continues to manage the community it created.

•      Riding the city’s growth: Rapid population growth, the 2040 Master Plan and the mega projects reshaping Dubai all channel demand toward the central business and tourism district.
